ESSEX COUNTY 

MILLBURN/SHORT HILLS:
Millburn is comprised of a town center and adjoining residential sections, but it also encompasses the area to the north and west widely known as Short Hills.
Millburn's town center boasts a sizable downtown shopping district, augmented by the extensive upscale shopping available at the Mall at Short Hills.
Highlights of the area include the 16 acre Cora Hartshorn Arboretum and Bird Sanctuary, as well as the Paper Mill Playhouse, one of the nation's most outstanding nonprofit cultural venues.
A diversity of well kept housing in a variety of price ranges is available.

LIVINGSTON TOWNSHIP
Livingston has evolved into a well balanced residential community. Abundant office space and a number of large commercial areas have further encouraged economic growth.
The recently renovated Livingston Mall, not only serves residents, but provides expansive regional shopping facilities to surrounding communities.
Attesting to the town's rich historic significance, the Thomas Force Homestead (circa 1749) is now a public museum.

WEST ORANGE
Highly residential, West Orange also boasts thriving downtown commercial areas. Recent business expansions outside the downtown sector include shopping center enhancements and Organon, a pharmaceutical manufacturer.
West Orange includes Llewellyn Park, the first private, planned residential community in the nation; and Glenmont, Thomas Edison’s famed estate.
The Essex County Park System provides suck delights as the South Mountain Sports Arena, The Turtle Back Zoo and the South Mountain Reservation.

SOUTH ORANGE
Primarily residential in character, South Orange provides a variety of quality housing that ranges from modest to Colonials to sprawling Tudor and Victorian mansions.

The Borough of Essex Fells, with just 2,200 residents, is distinguished as the smallest community in Essex County. This quiet residential community for single family dwellings is almost devoid of commercial development beyond upscale recreational clubs.
The Borough of Roseland supports a population of 5,200 and a thriving economy punctuated by modern office complexes.
Home to some of New Jersey's largest law firms, Roseland boasts a number of major corporations such as The Prudential Insurance Company.

SUMMIT
Located in Union County and serving as a magnet for potential homeowners, Summit City offers clean, well kept neighborhoods and fine municipal services. An older but prestigious community, Summit prides itself on its active town center and abundance of cultural, social and recreational opportunities.
Newcomers to Summit City will discover many beautiful, spacious homes on very generous lots, enhances by the city’s location on ridge for the Watchung Mountains. The town center and Short Hills shopping areas are easily accessible to area residents, as well as the direct train into NYC.

Springfield is a popular choice for commuters who appreciate it's good schools, proximity to major thoroughfares and abundance of single family and multi family housing options. In addition to town center, shopping is available at nearby larger malls.

CHATHAM BOROUGH & CHATHAM TOWNSHIP
The adjacent municipalities of Chatham Borough and Chatham Township in Morris County are similar in population 8,100 and 9,400 respectively. Considerable smaller in area, the borough offers a quiet "bedroom community" lifestyle with small town flavor, friendly neighborhoods and strong civic pride. It's popular Main Street shopping district is bordered by the expansive, upscale Mall at Short Hills, an area favorite.
The Township affords gracious country living in a suburban setting. Local cultural amenities, the Great Swamp recreational lands, beautifully maintained older homes and scenic neighborhoods add to the area's allure.

Buying Land and New Construction >Beware of Fat Clay

When building a home, you should have the soil on the construction site tested for plasticity to determine how it will change under different moisture conditions. This is important because some soil is so "plastic" that (if the condition is not corrected) it can actually break concrete floors, crack the walls and destroy the foundation of your home. Highly plastic soil is sometimes referred to as "fat clay" that swells excessively and loses stability when it becomes wet. Fine-grained soils that contain a high percentage of clay are greatly affected by water, turning to mud when it rains and undergoing large volume changes-sometimes up to 40 or 50 percent, as the soil dries. Not only do clays swell and lose stability when they become wet, but they also retard the drainage of water. If plastic soil is found on your building site, the ground must be over-excavated and replaced with clean gravel. Homebuilders often choose not to include a basement, or to protect the basement walls from excess moisture by surrounding them with a layer of gravel. A fine-grained clay-filled soil with a high plasticity index may require considerable treatment, especially if used in a moist location.
